Items To Keep In Mind When Applying

In many cases, landlords are focused on finding reasons not to rent to someone—so being prepared helps shift the conversation in your favor. For example, you’ll likely need to provide your W2, recent paystubs, and references from your last rental. As a result, having everything ready ahead of time shows you’re serious, financially stable, and ready to move forward.
Have your last two years of W2s ready. Do not have screenshots but rather the actual document.
Landlords will match the estimated yearly earnings you provide in your application so be sure you provide your last two paystubs from all of your places of employment. If there is a reason why your earnings won’t match your paystubs, you’ll need to write a short letter explaining your situation.
Not all landlords will call your references, but some will. Don’t be afraid to send a text message or email to your reference saying they may be getting a call. If you rented from a family member, don’t try to hide it and confirm that was the case if asked.
